Mortgage Recruiting Revenue Share: Questions to Ask Before Joining

Use a practical checklist to evaluate the compensation base, tiers, qualifications and payment terms.

Start with the compensation base

A revenue-share percentage is meaningful only when you know what it is applied to. Ask whether the base is loan volume, gross revenue, MLO net compensation or another defined amount. These are different numbers. The program description on this site uses MLO net compensation as the calculation base. Obtain the current written definition, including any adjustments, before relying on an example.

Separate a percentage from an earnings promise

Consider a purely illustrative calculation: if eligible MLO net compensation were $10,000 and the applicable share were 4%, the result would be $400. That is arithmetic, not an earnings projection. It assumes qualifying production, the correct calculation base, an eligible recipient and all agreement conditions being satisfied. A 4% share of net compensation does not mean 4% of the mortgage amount.

Ask how the tiers are earned and maintained

A three-level structure does not mean every participant automatically receives payments from three levels. Ask which front-line producer qualifications unlock additional levels, how a producing MLO is defined and whether eligibility is measured monthly or over another period. Request an explanation of how attribution and team changes affect payments. Use the current agreement rather than an old slide or another recruiter’s interpretation.

Understand the LLC and payment requirements

The recruiter arrangement described on this site pays eligible revenue share to an LLC under program requirements. Ask what entity and tax documentation must be accepted, when payments are calculated and which statements explain the result. Confirm what happens when documentation is incomplete, a loan is adjusted or a payment is disputed. Entity formation alone should not be treated as enrollment or approval.

Compare ongoing responsibilities and risks

Ask what continuing recruiting or support responsibilities exist and whether any personal production, activity or affiliation requirements apply. Clarify termination provisions and whether payments continue after a change in affiliation. Avoid equating revenue share with guaranteed passive income: team production can vary, and written eligibility conditions govern payments. A useful decision comes from understanding both the opportunity and the circumstances in which payments may stop.

Bring a written checklist to Jim

Before joining, request the agreement, compensation definitions, tier qualifications, sample statement and onboarding checklist. Write down unanswered questions and resolve them before making financial plans. Use the revenue-share page for an overview, then discuss your specific situation with Jim. This guide is educational; the current approved agreement controls participation and payment.

Program eligibility, approved activities, compensation and payment requirements are subject to current NEXA Lending terms. No earnings are guaranteed.
